A few days before the closing date, the buyer should get the Clear to Close (CTC) from his or her mortgage lender. This means the buyer’s mortgage has been approved and we can schedule the closing date. Typically the buyers and sellers do not attend closing together. Often the sellers sign the closing documents in front of a notary a day or two before closing, typically at a title company. Then on the day of closing the buyer and their realtor go to the Title company at a certain time and sign the documents. Once that is done then the home is officially theirs and they can be given the keys. This means you as the sellers need to arrange to leave the keys at the title company for them to give to the buyers or you can leave them in the home when you leave for the last time and use our lockbox to lock up. We'll then give the lockbox code to the buyers after closing so they can use the lockbox keys to get in and retrieve the rest of the keys.
Once a closing date, time and location have been scheduled, the buyer’s Realtor will also schedule the final walk through of the property. This usually takes place the day before closing or the morning of closing and is a chance to make sure the property is still in the same condition it was during the inspection and that we have fixed any agreed upon repairs. In addition, in CO all attached items such as shelving, light fixtures, curtain rods, curtains, etc. are required to stay and transfer with the property so the buyer checks that those items are still there as well.
