New listings have flattened, no longer running ahead of 2024 as they did earlier this year. Meanwhile, buyer demand is steady but muted—pending sales are tracking in line with last year, reflecting how sensitive buyers remain to rates.
Price pressures continue to build. Asking prices per square foot are barely above 2024 levels and could soon dip negative, while 42% of homes on the market have already cut their price, the highest share for August in more than a decade.
